Northgate Village: Three new models on Spring Homes Tour

With an eye for sustainability, walkability and urban flair, Northgate Village offers buyers a home built for today using the charm and architecture of years ago. Three new model homes in Northgate Village are now ready and in fact, will be featured on the Spring Homes Tour, presented by the Home Builders Association of Greater Kansas City April 16 through May 1. The marketing team of this Hunt Midwest Residential community is excited to have three new homes to feature.

“We sold all of our inventory last year and now have three brand new homes available,” said Andrew Mall, who markets the community with Kevin Bryant.

Northgate Village is a successful example of the new urban lifestyle that blends well with its North Kansas City setting, said Tammy Henderson, marketing director for Hunt Midwest. The neighborhood features three types of homes: townhomes priced from the lower $200,000s to $230,000, patio homes from $210,000 to $225,000 and single-family homes from the $240,000s to $300,000. Dusty Rhodes Homes is the exclusive builder.

Northgate Village has a traditional neighborhood design, with rear-entry garages accessed from paved alleys and homes with front porches facing the sidewalk-lined streets or pocket parks.

“This concept works well in North Kansas City because the original neighborhoods here are designed the same way, with alleys,” Henderson said. “It is not a new concept that is foreign to the surroundings.”

Mall added that North Kansas City is a small-town surrounded by the city and has a small-town cohesive ambience.

“People walk everywhere, to Macken Park, downtown to shop and go to restaurants, to the library and to the community center,” he said.

One of the benefits of living in Northgate Village is its proximity to Macken Park on the eastern edge of the neighborhood. The highly acclaimed North Kansas City High School and its renowned WPA-built football stadium also are an easy stroll away.

“On Friday nights in the fall you see people from all over walking to the football games,” said Henderson, a North Kansas City High School alum.

She added that North Kansas City High School will join the ranks of America’s best high schools when Newsweek publishes its list of America’s Best High Schools this spring. The list represents the top 6 percent of American high schools as scored on Newsweek’s Challenge Index. Younger Northgate residents attend Briarcliff Elementary and Eastgate Middle schools.

One of the new model homes is a single-family, 1 1/2 -story plan with four bedrooms and three bathrooms. It has hardwood floors in the hearth room and kitchen, granite countertops, stainless steel appliances, a kitchen island and large walk-in pantry. This home is priced at $257,900.

Another new model is a single-family ranch design with three bedrooms and two bathrooms. This home, priced at $249,900, has an open kitchen, dining and living area, arched doorways, granite countertops, stainless steel appliances, hardwood floors and a covered patio.

The third model is patio ranch plan with two bedrooms and two bathrooms priced at $217,900. The home is on a corner lot and has a wrap-around porch.

Because of the diversity of housing styles found in Northgate Village, it appeals to a wide range of homebuyers. Buyers may choose to start out in a townhome, move up to a single-family home and eventually downsize to a patio home without leaving the neighborhood. Some maintenance is provided for the townhomes and patio homes.

“We’ve found Northgate attracts two kinds of buyers,” Mall said. “It appeals to buyers who want an urban lifestyle with smaller yards and less maintenance while still having some green space and buyers who have always lived in North Kansas City and don’t want to leave.”

Part of the charm of North Kansas City is its stability, Henderson said. Most people who live there have been there for most of their lives, if not their entire life. The city originally was an industrial area with housing added so people could live near their jobs, a situation that has changed little through the years.

“North Kansas City has a daytime population of about 25,000 but an evening population of about 4,500,” Mall said.

Henderson said it has a stable economic base because of the industry and such businesses as Cerner and North Kansas City Hospital. City services are excellent, she added, and highway access is minutes away on Missouri 9 and Interstate 35.

“Because of the nearby highways, you have more than one way to get to the airport or to downtown, which is a huge advantage if traffic is backed up,” Mall said.

Hunt Midwest has been developing residential communities in the Kansas City area since 1993. It is owned by the family of Lamar Hunt, owner of the Kansas City Chiefs.
